Garage Description Shop specifications: Construction: Outside dimensions are 30’ x 90’. Construction is standard pole building framed with 2x6 boards and 6x6 posts. The walls have been stud framed with 2x6s on 12 inch centers in addition to standard pole building framework. The wall height is 12’. All metal used is 29 gauge. The roof pitch is 4/12. Trusses are designed for standard snow load in this area as per county building codes. The concrete floor was poured 6” in the service bays and 4” in the remainder of the building. The building shell was constructed by Cook’s Steel Buildings. All other construction was done by property owner, built to county building codes and inspected. Doors: There are standard man doors on the south and north ends of the east wall. There are two 8x8 garage doors and one 10x12 garage door on the north wall. In the center of the east wall is a 10x20 garage door, electrically powered. A 10x10 garage door separates the north 1/3 of the building interior from the central portion. There is an 8x8 sliding door between the south shop area and the central area. The shop is divided into three main areas. The southernmost area is 19-1/2’ x 29’ (565 sq. ft.) with an 8 foot ceiling (loft above) and is separately heated by a natural gas furnace. The center section (the vehicle repair bays) measures 29’ x 36’ (1044 sq. ft.) It is heated by a 2nd separate natural gas furnace. This section includes the stairs to the loft and an 8’x 8’ bathroom, accessed from the southern shop area. The northernmost area measures 29’ x 32’ (928 sq. ft.) Insulation: The ceiling for the entire building is 2” fiberglass mat. The walls of the southern and central sections are 6” batting between the studs. The walls between the three sections of the shop are also fully insulated. The loft: Above the south section of the building is an enclosed loft, the same floor dimensions as the front section of the shop. The floor is supported by I-beam floor joists on 12” centers and the joists are doubled. This far exceeds county building codes, so this floor will support considerable weight. Blown-in insulation was applied before the flooring was put down. This also serves as ceiling insulation for the shop area below. The room underneath the loft stays surprisingly warm in the winter months, even with the heat off. Heating: Resnor gas furnaces were engineered specifically for the two heated areas. The bathroom has its own electric heater. Bathroom: This is a “done to code” and properly permitted bathroom. Water heater is a commercial grade instant gas fired heater. All plumbing was done to professional standards. Electrical: The main panel is 125 amps. The secondary panel for the vehicle bays is a 60 amp panel. Vehicle bays have 60 amp 220, 25 amp 220, 20 amp 110 outlets and 15 amp lights. A separate 50 amp disconnect is provided for the air compressor. The front shop has two 25 amp 220V outlets, four 20 amp 110V quad outlets and two GFI outlets. The rear section of the shop has no outlets and two lights. (As an aside, the white barn lamps hanging in the vehicle bay came from Playfair Race Track.) The lights throughout the shop building are switched in groups so that all the lights don’t come on at once. Special equipment: The auto bays are plumbed for compressed air with copper. One wind-up hose reel in the front shop. One wind-up hose reel is mounted on the car lift. -The compressor is a commercial grade Emglo 5hp 220V horizontal tank. The tank and compressor are 20+ years old. The compressor motor is 4 years old. -The car hoist is a 7000 lb. Benwil that is approximately 15 years old. It is an asymmetrical twin post. The motor/pump unit was replaced about 6 years ago. The entire carriage system was re-bushed at that time. The hoist was installed to professional standards. -The crane is a shop built, non-certified, unit built to professional crane standards. All welding was done by a certified welder. The main 12” post is 7/16” thick and is set 6 feet into the ground. It is setting on a natural large river rock base. The hole is an upside funnel shape, approximately 4 feet in diameter at the bottom. Several anchoring brackets were welded onto the pipe prior to pouring high strength/pressure concrete. The concrete was poured professionally. This crane was designed to handle weight up to approximately 1500 lbs. Note: The gargoyle light outside the front man door is not included in the sale. It will be replaced with a standard porch light.
