I can’t overstate the small-town feel of America here and in particular our close proximity to downtown Franklin, Tennessee & Leiper’s Fork areas considered by many to be the home of country music royalty. We consider ourselves very fortunate to have discovered this beautiful setting which we have updated and improved on to meet the needs of our family where some of the best schools in the state & county are located. It was a great relief to own a private setting property with no HOA-fees, lower property taxes than our former Ohio domicile, and some truly wonderful people we have met in our time here. You can do just about anything desired on this property--------perfect for entertaining, and/or horse or car lovers with the “loaded” garage man-cave settings. There are plenty of small-town events still held in downtown Franklin, plenty of music venues to enjoy, and a lot of natural wild spaces to explore and be active in. Despite the demand and growth of this area, we fully expect to remain in this area as part of our downsizing effort. In closing, on the advice of realtor friends whom I trust there is no appraisal as there is not any comps that represent the value we have. This is not intended as arrogance on my part--------just factually stated that a customary bank appraisal would rely on “near comps” that are not realistic or truly representative and as such would not likely support typical lending on a property such as this one (sorry). I’m excited for all the possibilities this property will offer your family going forward in an area that continues to enjoy accelerated property values from an investment perspective. Even as I type this it's a reluctant sale as this home has met all of our personal needs, has been a perfect location for entertaining with the area car clubs, and has been the best home in my many years of home ownership to house my car collection and a property much to the envy of those around us. The area continues to be one of the top cities in the nation to move to----------and we plan to stay in the area as part of our empty-nest downsize effort.
